What Is a TA6 Form? A Seller’s Guide to Property Information Paperwork

Selling a home involves more than choosing an asking price and arranging photographs. Once a sale begins to move forward, there is important paperwork to complete—and one of the key documents is the TA6 Property Information Form.

What is the TA6 form?

The TA6 is a form that helps a seller provide detailed information about their property to a prospective buyer. The current sixth edition replaced earlier versions for new Conveyancing Quality Scheme transactions from 30 March 2026.

It is commonly used for standard residential sales in England and Wales and can be completed after an offer is accepted or prepared in advance.

What does it cover?

The form asks about practical and legal details, including:

It is the part of the process that answers questions buyers may not think to ask during a viewing.

Why sellers should prepare early

Finding documents early can make the legal process less stressful. Useful paperwork might include planning permissions, building-regulation approvals, boiler service records, electrical paperwork, window certificates and relevant guarantees.

If you are unsure about any answer, pause and ask your solicitor. A clear, accurate answer is far better than a hopeful guess.

Why buyers should read it carefully

The TA6 helps buyers build a more complete understanding of the home. It can raise sensible follow-up questions about parking, boundaries, work carried out or arrangements with neighbours.

It is not a survey and it is not a replacement for professional legal advice. But it is an important source of information before contracts are exchanged. A smoother move starts with better preparation Nobody buys a home for the thrill of completing forms. But the right preparation can prevent avoidable delays and difficult conversations later.

If you are preparing to sell in Hoyland, Elsecar, Chapeltown, High Green, Grenoside or the wider S74 and S35 area, get in touch for a practical Property Review Consultation and a clear plan for getting ready.
